DeBord Report : California 'shadow inventory' of real estate drops ...

Kevork Djansezian/Getty Images

For sale signs are posted on a foreclosed house in Glendale, California. According to CoreLogic, fewer homes in the state are headed for bank ownership.

There are more signs that the housing market is improving. Real estate analytics firm CoreLogic has just released new data on the so-called ?shadow inventory? of homes. Those are properties that have delinquent mortgages, are headed into the foreclosure process, or have been foreclosed and belong to the bank, but haven't yet shown up in real estate listings.

"Don?t be afraid of the shadows," is CoreLogic's message.?Why? Because nationally the shadow inventory has declined more than 12 percent since last year. During the three months that ended in October, California saw the second largest drop in the type of mortgage delinquencies that typically lead to foreclosure ? almost 10 percent, behind Arizona at just over 13 percent.

California has a housing shortage at the moment. That means there?s demand for these properties. So any home that's on the verge of emerging from the shadows will rapidly find a buyer. In a statement, CoreLogic chief economist Mark Fleming addressed the national shadow inventory situation:

?Given the long foreclosure timelines in many states, the current shadow inventory stock represents little immediate threat to a significant swing in housing market supply. Investor demand will help to absorb the already foreclosed and REO properties in the shadow inventory in 2013.?

If that holds for the U.S., it should also be the case in California. But it's worth noting that it continues a trend of investors playing an active role in the state's housing market, edging out homebuyers who seek mortgages who can't bring a suitcase of cash to the deal.

How To Assess Your Total Commercial Real Estate ... - Maynas Eric

Commercial real estate investment can be a big money maker, however, it requires a lot of dedication along with being knowledgeable. The advice in this article has helped many first-time investors like yourself turn a profit in the tough commercial real estate market.

You have to purchase a real estate appraisal yourself before you can qualify for a commercial loan. If someone else orders an appraisal for you, the bank may not accept that appraisal. Order your appraisal yourself to ensure that you will be eligible for commercial loans.

Commercial transactions are more complex, involved, and time-consuming than actually buying a home. Know that the duration and intensity is essential to getting a higher return on the investment you made.

TIP! When you interview a representative of a prospective real estate brokerage, ask how the company attains most of its profits. Their answer should be discussed openly.

See how your considered firm measure its results. See how they go about determining the proper amount of space, property selection criteria, how they negotiate and other important details that will help you make a good decision. Understanding these things before signing will only be helpful.

Prior to dealing with the commercial real estate market, you should go on the Internet, and get an online presence. Start by having a website designed, and create a LinkedIn profile. Explore SEO techniques that will elevate your website in internet search rankings. You want people to find you by just typing your name into the search bar.

TIP! Only work with companies that are sincerely interested in the success of their customers. If not, you may eventually pay dearly for an easily avoided mistake.

If you want to learn a lot about real estate, check out several websites that offer a lot of information to both experienced and new real estate investors. Having a great base of knowledge will give you the tools to complete every part of the buying process with confidence, leading to solid decision making.

There are many factors to consider as you view available properties. For example, you should take note of statistics regarding local employers, workforce availability and the accessibility of skilled labor. Commercial property near hospitals or schools have higher property values; these properties are also easier to sell.

The environment of your property is an important factor. Should a problem with environmental waste ever occur, it is your obligation to properly clean your building and property. Are you aware of whether or not the property is located on a flood plain? reconsider your options before making a final decision. You can contact environmental assessment agencies to obtain information about the area in which you are considering buying something.

TIP! Prior to selecting a real estate broker, determine what kind of negotiating tactics they have. You may want to ask them about their own experience and training.

The most important thing to remember about any commercial property is that it has a prime lifetime period. A property with an astronomical upkeep fee may ultimately be an unwise purchase. You may have to update the wiring, or install a new roof, for example. The original construction of the building will determine how serious and how frequent the repairs will be. Craft a long-term plan for handling repairs and maintenance.

Make sure to find your lender before making an offer on any commercial property. Talk with your friends and other investors to create a short list of the best lenders in your area. Research and prepare for the purchase process by finding the best lender for your needs, before even selecting a property. Taking the extra time to get things lined up can help ensure that you qualify for a loan.

Fluctuating interest rates are responsible for the greatest threat to investors in commercial real estate. The economy makes it likely that a good loan today could be gone tomorrow, so it?s likely that an investor who waits too long to close a loan could end up having to pay much higher rates. Consider this when you start to shop for properties, and evaluate your long-term options.

TIP! The decision to invest in commercial properties can carry significant tax benefits. You will get good tax breaks for interest and also benefits for depreciation.

A property to be rented out commercially should be one that is soundly built and simple in design. Tenants are more likely to move in when they know the property is well taken care of. These types of buildings are easier to fix for everyone and they might not need as many fixes.

Never be afraid to negotiate, no matter which side of the table you are on. Ensure that your voice is heard, and that you are offering-or receiving-a price that is fair for both parties.

If you have two commercial properties on your short list, you should buy the larger one, if at all possible. Whether it be a twenty or ten unit apartment complex, you want to get adequate financing to back you up. By choosing a larger piece of commercial property, you will be getting a better rate per unit, giving you the best potential for success.

TIP! You should meet with a tax adviser before you buy anything. The tax adviser will explain information about the overall costs of the buildings, and can elaborate more about how taxes will affect your income.

If you are just getting started investing, focus on just one category of investments. Choose one property type you would like to start with and give it your undivided attention. It is far better to dominate one area of the commercial real estate market than to spread your investing order many different types of commercial buildings.

Determine what purpose you are going to use a commercial property for before you buy it. Will the property be used to operate your own company, or will you lease it out to other businesses? Have goals that are specific and clear before going to look at properties, and you will save yourself effort, time and money.

If you want to sell a property, advertise it locally and on a wider level too. Do not assume that only local investors will be interested. If your property is well-priced, advertising outside of your direct area will enable you to tap into a large pool of private investors that would be interested in your property.

TIP! There are a number of significant differences between commercial and residential loans. For example, commercial loans often require a higher down payment.

If you read the preceding paragraphs with care and apply the points to your life, you?re going to start off well. If you take the time to really apply the strategies you just read, you too can experience the huge rewards that are possible from investing in non-residential real estate.

Academic's conviction is 100 per cent pure - Stuff

Mike Joy

WARWICK SMITH/Fairfax NZ

MIKE JOY: The Manawatu Standard Person of the Year.

The 2012 Manawatu Standard Person of the Year is a polarising figure.

The past year was not the first time Mike Joy has come under fire for daring to speak out about the state of New Zealand's environment.

It's a message not everyone wants to hear, and certainly not one everyone agrees with.

But what is beyond dispute is that Dr Joy is a passionate advocate for the environment, and has stood up for his views in the face of withering criticism.

Those views hit the New York Times on November 16, when Dr Joy was reported to have said: "There are almost two worlds in New Zealand. There is the picture-postcard world, and then there is the reality."

Dr Joy told the paper that for a country purporting to be so pure, New Zealand seemed to be failing by many international environmental benchmarks.

It is essential that academics are free to express their opinions - a key facet of a democracy is the right of educational institutions and their staff to speak independently of the state.

But, as should be expected, the backlash in New Zealand was swifter than an effluent-laden river.

An editorial in the New Zealand Herald said Dr Joy was exaggerating to push his agenda.

"But such overstatement is the stuff of advertising, not academic observation," the paper wrote.

In an email to Dr Joy, lobbyist Mark Unsworth accused the professor of going on an "ego trip" by airing New Zealand's environmental issues in the international press, labelling it tourism industry "sabotage".

Dr Joy had his defenders, including Green Party MPs and the New Zealand Association of Scientists, who publicly declared their support.

Prime Minister John Key waded into the discussion, too, comparing New Zealand's tourism marketing campaign to selling burgers.

"It's like saying ?McDonald's, I'm loving it'.

"I'm not sure every moment that someone's eating McDonald's they're loving it.

"It's the same thing with 100% Pure. It's got to be taken with a bit of a pinch of salt."

Mr Key and Dr Joy had tangled via the media before.

In 2011 on the BBC programme Hardtalk, journalist Stephen Sackur used an opinion piece by Dr Joy to question Mr Key on our country's 100% Pure credentials.

Dr Joy had, after referencing several scientific studies, declared New Zealand "an environmental/biodiversity catastrophe" in an April edition of the Herald.

Armed with that, Mr Sackur repeatedly questioned Mr Key about New Zealand's environmental record.

"He's one academic and, like lawyers, I can provide you with another one that will give you a counterview," Mr Key said at one point.

There is no denying that Dr Joy's views are polarising, and his message can be delivered rather abruptly at times.

He challenges the way Kiwis view their country. We believe, or at least the marketing campaign tells us, that we live in a clean and green paradise of forested valleys and clear mountain streams.

But Dr Joy's views challenge that, and that makes people uncomfortable.

It is not nice to be told that our waterways are unhealthy or that our native species are under threat.

But being uncomfortable can be a good thing. New Zealand needs to have a serious debate about how we treat our environment, especially our waterways.

Dr Joy has provided a spark for that to happen.

Whether Dr Joy's methods are 100 per cent purely correct is uncertain.

But what cannot be denied is that he is 100 per cent pure in his conviction.

For that he is the Manawatu Standard's person of the year.

from My Mentors - Make A Living Writing

Well, this is it. Wrap it up with a bow ? 2012 ends tonight.

It?s time to reflect on what we?ve done as writers in the past year, and look ahead to what we want to write in the coming year.

If you don?t set a course, odds are high you won?t end up where you wanted to go.

My goals are pretty simple: write more ebooks, and work fewer hours. And of course, continuing to figure out how to make Freelance Writers Den more and more useful and valuable to members.

I want to prune my freelance client list and focus it more on assignments that relate to the writing life, which has slowly become my core topic. I?m hoping to do more work like my posts for FreelanceSwitch and articles for The Writer?s Market.

Then, I want to make more time for creating my own products, including updating my original Make a Living Writing ebook and splitting it into several smaller ebooks.

I?m ready to explore the world of Kindle ebooks and ebook marketing more in the coming year, to see if I could create a passive income stream and/or grow my blog audience through that channel. Several thousand people have downloaded my first Kindle ebook co-written with Linda Formichelli, 13 Ways to Get the Writing Done Faster, in just its first few weeks of release?so I take that as an encouraging sign that I should put out more ebooks.

I?ll also be looking at iTunes podcasts and YouTube videos as possible ways to bring new readers to this blog.

Finally, it?s seriously time to get more efficient. In the years when I was ramping up this blog, workaholism became the norm. I?m ready to kick the 8-to-midnight shift and weekend work time and get back to sane hours again, so watch for posts about how I?m doing that next year.

For a bit more inspiration, I asked a few of my friends and mentors in writing, blogging, and marketing if they?d share their outlooks on 2013 as well. It turned out to be a fascinating array of ideas ? including some about our whole annual resolution ritual!

If you don?t know these folks, you might want to check them out. They?ve all inspired me and helped me move this blog forward in some way.

?I don?t set goals, and I don?t make resolutions ? never have. I let things unfold organically, when the time is right. Still manage to be pretty productive, despite this (in the eyes of most of our achievement-obsessed culture, no doubt) crippling liability? ;) ??Peter Bowerman, The Well-Fed Writer book and blog

?I?m setting a goal of never missing a workout in 2013. I?ve got a 5-month streak going right now, and hopefully I can keep it alive.??James Clear

?My New Year?s resolution is to diversify. I established a solid base for myself in 2012 and now I want to strengthen my position by establishing multiple streams of significant income (i.e. four figures or more per month) in 2013. I?m excited for my plans which incorporate freelance writing, information products, eBooks, blogs and perhaps even more!??Tom Ewer, Leaving Work Behind

?I don?t really do resolutions, but my theme in 2013 is to live according to my values. I?ve been reading about the ?values gap,? where we say our values are one thing, but when you look at our actions, there?s a gap between our values and what we actually do. My values for me and my family are fun, compassion (especially for other writers, who I mentor and teach), and health. I?ve been finding some value gaps there, so in 2013 my goal is to be aware in the moment where I have a value-driven choice and to make the right decision.??Linda Formichelli, The Renegade Writer

?Most of us drastically underestimate what we can accomplish?myself included. So I?m taking steps to get out of that cycle. More than a resolution, this is going to be my theme for the coming year. Everything I do professionally will need to pass the ?Is this big enough?? test.

?In my freelance work, I?m determined to stretch myself in every way?better clients, higher fees, more interesting projects. And in my work with other freelancers, I?m committed to working on bigger ideas, as well as delivering transformative results and more focused training.??Ed Gandia-Founder, International Freelancers Academy

?My resolution is to stop making resolutions and start making more decisions.??Jeff Goins, GoinsWriter

?In 2013, I want to share more of what I know with everyone. Over the last 7 years, I?ve devoured hundreds of books, thousands of academic papers, and an ungodly number of blog posts. To date, much of this knowledge resides in my head. Thus far, over at Social Triggers, I?ve written less than 100 blog posts and created two training courses.

By the end of 2013, I?d like to have 6 training courses, another 100 blog posts, and most important, I want more than 100,000 people who can stand up and say, ?Derek helped me with???Derek Halpern, Social Triggers

?One of my ?big goals? for 2013 is to broaden my thinking and focus ? for my business, and for the scope of impact that I want to have on the world. So far, we?ve been flying by the seat of our pants, and growing incrementally ? looking for what seemed to be next from where we were.

Going forward, I want to spend a lot more time and energy *creating* the opportunities for the greatest impact that I know my team and I can have.??Danny Iny, Firepole Marketing

?My resolution is to put someone else?s name beside everything on my to-do list, and if I don?t have anyone, I?ll find them.??Jon Morrow, Boost Blog Traffic

?My resolution for the new year is to create more passive income from my writing. Most of my effort has been devoted to working for clients and I only get paid for hours worked; I want to change this in the new year. I?ll be launching a product and two that will leverage the power of my writing to sell.??Bamidele Onibalusi, YoungPrePro

?In 2013, the most important thing in my writing business is to understand the purpose behind everything I write. With only so many hours every day, the words I finish before each one ends are all I?ll have to show for that time ? forever. Sometimes I write for assets, and sometimes for fun. Sometimes I?m trading time for money, and sometimes I write to know myself better.

All of these are fine, but knowing what I?m writing and why ? before I mar the blank page ? is essential to a bigger, better year.??Sean Platt

?My key goal for 2013 is a better work/life balance. I?ve made good progress on this in recent years, but I want to spend even less time working and even more time traveling, hiking, and enjoying my friends and family. I?ll achieve this by increasing both my hourly rate and my work efficiency.? John Soares, ProductiveWriters.??

?I?d like to be making enough money this year from my fiction writing that if I wanted to (I won?t), I?d be able to stop doing everything else I do to make money.??Johnny B Truant
